A search of the Environmental Management Register (EMR) and the Contaminated Land Register (CLR) was undertaken on 8 December 2016, which confirms that the subject site is not listed on either of these registrars (refer to Appendix 11). 3.6 Existing and Surrounding Land Uses 88. As detailed in section 2.4 of this Town Planning Report, the site directly adjoins a range of land uses including existing permanent residential development, the Peregian Beach Motel, as well as a Kindergarten and public open space (Rufus Street Public Precinct). 89. Further, the site is located within close proximity to shops, public open space and public transport associated with the Peregian Town Centre, which is located approximately 95 metres east of the site. It is also noted that Peregian Beach is located approximately 280 metres west of the site. 90. As demonstrated in Figure 17 below, the proposed development is located on the on the same site as the Peregian Village Market, with access to the development obtained via the existing road infrastructure located within the subject site off Sandpiper Court. The area the development is proposed over is currently relatively clear (vacant land), with fragmented parcels of vegetation that have been influenced through maintenance (mowing, pruning.etc), as well as the construction of the shopping centre development.
