MATERIAL CHANGE OF USE TO ESTABLISH MULTIPLE HOUSING & VISITOR ACCOMMODATION
215 DAVID LOW WAY, PEREGIAN BEACH 36

5.1 Planning Zone and Locality
124. The subject site is located within the Open Space Recreation Zone and the Semi‐Attached Housing
Zone of the Eastern Beaches Locality of The Noosa Plan (refer to Figure 20 below).

125. The purpose of the Eastern Beached Locality is to provide new uses, which are compatible with existing
uses and avoids significant adverse impacts on surrounding development. Further, the Eastern Beaches
Locality is to retain its primary role as a residential area, through providing some visitor
accommodation and a range of local and retail commercial functions at Sunrise Beach, Sunshine Beach
       and Peregian Beach.

126. The proposed development advances the purpose of the Eastern Beaches Locality, with the
development providing an appropriately scaled development that does not impact upon surrounding
development, but rather integrated with the range of adjoining uses within the Peregian Beach
Business Centre and provides needed visitor and permanent accommodation offerings within Peregian
       Beach.

5.2 Overlay Areas
127. The Noosa Plan also includes a number of Overlays, which recognise features and constraints within
Noosa Shire and are addressed in the following sections.

5.2.1 Natural Hazard Overlay ‐ Bushfire and Acid Sulfate Soils Overlay
128. Figure 21 depicts that the subject site is identified within the Low Potential Acid Sulfate Soil Area (5‐
20m AHD) and the High Potential Acid Sulfate Soil Area (0‐5m AHD). It also depicts that the subject site
is identified as having Medium Potential Bushfire Intensity and Potential Impact Buffer. As such, an
assessment against the relevant provisions of the Natural Hazards Overlay Code is required.
