              1.7.12 (Natural Environment Protection)
              a) Through the use of zones and overlays the scheme identifies and seeks to protect areas of
              remnant vegetation and encourages the rehabilitation of riparian corridors and wildlife corridors.
              It also seeks to protect land of ecological, biophysical, scenic or cultural value, including the
              mountains that dominate the landform and landscape.

         Desired Environmental Outcomes
140. As identified in section 1.3 of the planning scheme the Desired Environmental Outcomes (DEO) of the
         planning scheme reflect the Strategic Framework. The proposed development complies with the
         relevant DEO’s of the planning scheme, being Open Space, Environment and Conservation Functions,
         Residential Uses, and Tourism.

141. A review of the DEO’s has been undertaken, which has determined that the proposed development
         does not compromise the intent of the DEO’s through the development:
          Maintaining the environmental reserve from previous approvals, which protects and enhances
                 the environmental values associated with the site;
                Proposing residential development within the urban growth management boundary;
          Proposing a range of residential development housing options, which caters for safe, affordable
                 and secure housing opportunities within close proximity to the Peregian Beach Town Centre;
          Assists in expanding the tourism industry, which provides a focus on the natural assets
                 associated with Peregian Beach and the Noosa National Park; and,
          Offers visitors a range of visitor accommodation types, ranging from one (1) bedroom to two (2)
                 rooms on a short‐term basis.

         Overall Outcomes – Eastern Beaches Locality Code
142. The following Overall Outcomes of the Eastern Beaches Locality Code have been identified, which
         indicates support for the proposed development:

         d) The Eastern Beaches Locality retains its primary role as a residential area, though continues to
                 provide some visitor accommodation and a range of local retail and commercial functions at
                 Sunshine Beach, Sunrise Beach and Peregian Beach;

         f) The scale and form of buildings and other structures are—
                  designed to be responsive to the informal beachside character of the locality, being low rise
                      buildings, with pitched or curved roofs and building materials that blend with the dune and
                      coastal landscape;
                     in keeping with the surrounding streetscape and landscape qualities;
                  integrated into the topography and native vegetation of the dune system which dominates
                      the locality; and
                     consistent with the amenity and safety expectations of the community;

         h) Emphasis is placed on the protection and retention of low cost accommodation consistent with
                 maintaining a diversity of accommodation types for visitors to the locality;

         j) Areas of native remnant or regrowth vegetation, including their biodiversity and habitat values
                 are protected;
