MATERIAL CHANGE OF USE TO ESTABLISH MULTIPLE HOUSING & VISITOR ACCOMMODATION 215 DAVID LOW WAY, PEREGIAN BEACH 44 Peregian Beach economy and that ‘there is a gap in the provision of short‐term accommodation facilities, other than family holiday facilities, in the centres of Noosa and Peregian Beach’. 160. Further, it is identified that there is a significant gap in the residential market within Peregian Beach, which has resulted in a high median house price of $695,000. It is noted that this is 50% higher than the median house price for the Local Government Area (LGA) of the Sunshine Coast, 37% greater than the Gold Coast and 22% greater than the median for the Brisbane LGA. 161. Additionally, the supply of vacant land within Peregian Beach is significantly constrained and supply led, with the release of the Peregian Beach estate delivering to the market stock during 2015 and 2016, and subsequent moderating pressure on median sales prices for vacant land products. However, there have been limited opportunities for land release within the Peregian Beach area, which will continue to feature within the residential property market in Peregian Beach. 162. Accordingly, the proposed development will introduce new, modern residential stock to Peregian, contributing to improved choice and access to the Peregian Beach Village and its relative lifestyle affordability. Ongoing lack of residential development will continue to flow through to tighter residential markets in Noosa and Peregian Beach, with limited choice in residential accommodation, affordability of lifestyles and living arrangements. 5.5.2 Visitor Accommodation Code 163. The proposed development complies with all elements of the Visitor Accommodation Code, with the development being appropriately serviced and containing sufficient area for parking and private open space. 164. Accordingly, no further assessment is required against the Visitor Accommodation Code. 5.5.3 Residential Uses Code 165. The proposed development complies with all elements of the Residential Uses Code, with the development being appropriately designed to ensure that access to and through the development is easily identifiable, is appropriately located so as to not be impacted from incompatible land uses, and ensure that the privacy of users is retained. 166. Accordingly, no further assessment is required against the Residential Uses Code. 5.5.4 Reconfiguring a Lot Code 167. The proposed development complies or can be conditioned to comply with all elements of the Reconfiguring a Lot Code, with there being no minimum lot size for lots within the Open Space Recreation Zone. 168. Accordingly, no further assessment is required against the Reconfiguring a Lot Code. THOMCO (NO 2087) PTY LTD DECEMBER 2016
