Relatively strong occupancy rates across Australia’s short term accommodation market, and a
domestic market underpinned by strong economic activity, have attracted significant new
investment and activity including the entry of new, international brands, the expansion of the
chains and operators within Australia and the range of brands they are offering to the short stay
market. This level of investment and mooted upcoming activity is at levels not seen at least for
more than 10 years, particularly in Queensland.

Boutique hotels are an emerging trend, which recognises that visitors are seeking more
personalised experiences and that the accommodation facility is just as important as the
destination for attracting custom. This is particularly the case for younger persons, singles and
couples, seeking out hotels which are ‘Instagram-worthy’ and can combine a visit to a hotel with
unique experiences in dining, wellness and activities.

Forming a niche sector of the short term accommodation market, boutique hotels are offering
distinct and curated experiences for visitors who are seeking more localised and individualised
experiences and stays. Boutique hotels do not necessarily need a CBD or major city location, but
taking advantage of the local features of their surrounds, including both natural environment and
lifestyle amenities is critical to the individualisation and boutique nature of these short term
accommodation options.

This trend is evidenced in Airbnb’s recent release of its ‘Experiences’ section and numerous
boutique hotels seeking to cater to this market such as Halcyon House at Cabarita Beach, 10
Hastings Street at Noosa Heads, and the TRYP and Limes hotels in the Fortitude Valley.
