1 INTRODUCTION
The following Maintenance Plan addresses the inspection and maintenance procedures to be
undertaken for the on-site stormwater quality improvement devices and rainwater tanks during
the construction and operational phases of the project. During the construction phase and
maintenance period, the Developer shall be responsible for the monitoring and maintenance of the
bioretention basins and rainwater tanks on site. Thereafter, the site manager shall be responsible
for ongoing monitoring and maintenance.
All maintenance and amendments necessary to achieve and/or maintain the required treatment
performance must be recorded and appropriate steps taken to inform those responsible of any
required actions.
Layout plans and details of the proposed stormwater quality treatment devices and rainwater tank
are attached in Appendix 1.
For further details of the development’s stormwater quality treatment devices, refer to the
Stormwater Management Plan prepared by MPN Consulting.
2 CONSTRUCTION PHASE
Bioretention basin construction shall be undertaken in accordance with the Healthy Waterways
Construction and Establishment Guidelines: Swales, Bioretention Systems and Wetlands Version
1.1 April 2010.
Filter media in the bioretention basin is only to be installed once the “Construction” Stage involving
the Civil Works required to create the land forms associated with the development and installation
of the services. Once this has been completed, the construction of the functional elements of the
bioretention basin can be commenced as part of the early landscaping works prior to the “Building
Phase” of the development.
During the “Building Phase” of the development, a protective layer shall be placed over the filter
media. This protective layer consists of a geofabric layer with 25mm topsoil and a turf layer, with
silt fences around the boundary of the basin. After completion of the “Building Phase”, the
geofabric and turf are to be removed with the filter media reprofiled and planted in accordance
with the proposed landscape design. The above protection method is consistent with Option 1
detailed in the Construction and Establishment Guidelines.
Bioretention basin construction inspection checklists and sign off forms from the Construction and
Establishment Guidelines are attached in Appendix 2.
It is anticipated that the rainwater harvesting tank will not be connected to the roof of the
development until such time as the site has been largely completed. This will ensure minimal
maintenance is required for the rainwater harvesting tank during the construction phase. Prior to
connection the tank should be flushed in accordance with the manufacturers specifications and
guidelines.
