Applying the maximum surveyed parking rate of 1 space per 20m2 to the overall tenancy equates to 39
spaces.

In terms of the practical demand, it is assumed that a maximum of 10 patients are on-site at any one time.

If it is assumed that all staff and patients drive and park (noting that it could be possible that some patients
are dropped off and picked up after the treatment), the maximum practical parking demand would be 23
parking spaces, which is significantly less that the estimated parking demand of 40 spaces based on the
maximum surveyed parking rate.

On the basis of the practical assessment of the practical parking demand associated with the cancer care
tenancy, the estimated peak parking demand would be approximately 333 parking spaces, which is within
the 347 spaces provided in the development plan.

4.3 Car park layout

The proposed building expansion protrudes into the existing car park in the southern corner of the site.

As mentioned previously, parking has been removed and the circulation aisle modified to circulate around
the building. The circulation aisle is maintained at a width of at least 6.2m, apart from a pinch point adjacent
to parking space 142.

It is also proposed that the circulation aisle converts to one-way operation south of the pedestrian crossing.

To ensure that parking space 142 is accessible, it is proposed that the adjacent spaces (139 – 141) be
reduced to 2.4m wide, which allows space 142 to be widened by 600mm. This additional width allows safe
and efficient access to this space. It is also noted that these spaces should be allocated as “Staff Parking
Only”. The swept path for space 142 is presented in Attachment D.

4.4 Pedestrian links

There is currently a pedestrian crossing adjacent to the proposed new building. This crossing is aligned with a
pathway that connects to Noosa – Eumundi Road.

This pedestrian link has been maintained in the proposed design. Whilst it is adjacent to the building,
converting the modified circulation aisle to one-way eliminates any issues with respect to pedestrian
visibility.

5 Servicing
The proposed modifications to the car park will not impact on servicing within the subject site.

The proposed expansion will not generate any significant increase in deliveries or waste generation which
will require any additional service vehicle demands.
