4.2 Proposed parking supply
The assessment undertaken is based on the criteria specified in P06 of the Driveways and Parking Code in
Noosa Plan 2020., which is extracted below:
The proposal for an additional 133m2 of use area equates to a total use area of 6,187m2 within the site,
excluding the childcare centre.
Applying the surveyed parking rates and including the childcare centre parking allocation of 40 spaces,
equates to a parking demand ranging from 322 spaces to 350 spaces.
The development plan reduces the parking supply within the site from 363 spaces to 347 spaces, plus 6
motorcycle / scooter spaces.
The assessment of the parking supply also needs to take consideration of the practical use of the proposed
expansion. Whilst it is acknowledged that tenants and uses can change over time, it is noted that the
proposed expansion is to be purpose built as a radiation oncology bunker (designed to accommodate one (1)
patient at a time).
As such, applying the maximum surveyed parking rate of 1 space per 20m2 to the proposed expansion, which
equates to 6 spaces, is considered conservative.
Furthermore, the oncology bunker will form part of an overall tenancy for a cancer care provider, with a
total use area of approximately 763m2 (which will occupy a significant portion on the exiting vacancy). The
cancer care provider has provided advice in relation to the operation of the overall tenancy in terms of staff
and patient numbers. The advice indicates:
• 13 x full time equivalent staff;
• Approximately 30 patients per day
