Minor Change Application
DANYA COOK TOWN PLANNING
• 23 July 2009 – Minor Change Approval - change the parking arrangement of the site by demolishing the existing
garages to make way for new courtyards to the rear of the Dwelling Units. This involved the establishment of a
shade sail structure at the eastern corner of the site under which two (2) car parking spaces were provided for Unit
2 and Unit 3, and a cantilevered sail structure over the driveway adjacent to the southern courtyard of Unit 1 to
provide a covered car parking space for this Dwelling Unit. A visitor car parking space was also provided parallel
to Belli Street, between Unit 1 and the front property boundary.
The change also involved internal renovations to the three (3) Dwelling Units, which most notably included
provision for an ensuite bathroom on the upper floor. Other changes external to the building included fencing of
the road frontage boundaries to create private northern (and western for Unit 1) courtyards for all three (3)
Dwelling Units.
3.0 PROPOSED CHANGES
The site contains three (3) Dwelling Units, with each unit provided with a designated covered car parking space, plus one (1)
visitor car parking space. The site comprises an area of 620m2, with Lot 3 on SP248274 featuring an area of 152m2. The site
is located on the corner of Noosa Parade and Belli Street, with access to the site achieved via Belli Street.
The proposed Minor Change seeks changes to the internal floor plan of Lot 3 / Dwelling Unit 1, as follows:
• Enclosure of terrace to accommodate a study, inclusive of a built-in-desk, and powder room at ground level. Note,
the ground level does not currently feature a toilet, which renders access for the elderly or disabled challenging
(the landowner’s mother struggles with the stairs), therefore, inclusion of a toilet at ground level is practical.
• Enclosure of deck to enlarge the master bedroom on the upper floor. Note, the master bedroom as it is currently
configured, is too small to accommodate a queen-sized bed. Enlarging the bedroom by enclosing the deck
produces a more functional floor plan layout, especially as the deck is not utilised.
The proposed minor changes are demonstrated by the Design Plans included at Appendix A.
It is important to note that the proposed additions achieve compliance with setbacks and site cover, to ensure compliance
with the Noosa Plan 2020 (25 September 2020).
