                                                          Section 5: Retail liquor potential

     5.3 Hotel/tavern demand

Demand for the proposed tavern onsite will be generated by local residents as
well as tourist visitors to the local area. It is expected that much of this demand
will be transferred from the existing licensed bowls club facility onsite.

The future turnover for the proposed tavern facility and for the network of
competing licensed venue facilities is difficult to estimate given the diverse mix of
activities supported at each venue. These activities may include a mix of
beverage sales (alcoholic and non-alcoholic), food sales, function and event fees,
gaming related income (poker machines), TAB income, membership fees (sports
clubs), and sporting related fees (bowls clubs, football clubs).

While the proposed tavern onsite will not replace the sporting and recreation
function served by the Noosa Heads Bowls Club facility, it will replace the licensed
venue function (albeit on a slightly smaller scale) and provide a place for
community interaction and socialisation. As a result, it is expected that the
proposed facility will absorb much of the demand currently generated for the
     bowls club facility.

Given that much of the demand for the proposed tavern onsite is expected to be
derived from that existing demand captured by the Noosa Heads Bowls Club, and
taking into consideration expected growth in the catchment including growth in
food and beverage retail expenditure, it is expected that trading impacts on
competing facilities will be limited and will be offset by continued growth within
     the catchment.

     5.4 Commercial office demand

Demand for the proposed commercial office uses onsite will be generated by
future population and employment growth throughout the surrounding area as
well as by existing businesses wishing to relocate/expand within the area. The
proposed office uses will generate additional local employment opportunities and
enhance the economic strength and diversity of the local area.
