REPORT
1. PROPOSAL
The applicant seeks to reconfigure the existing lot into 12 lots.
The proposal includes 11 lots between 700m² and 827m² and one larger lot of 9,835m². Four lots
are proposed with individual direct access from Lake Weyba Drive and the remaining 8 lots are to
be accessed from a proposed extension to Sail Street. A T-shaped cul de sac head is proposed to
the north end of the new road with a road reserve up to 20 metres wide. An access easement to a
firebreak is proposed adjacent to the western half of the northern boundary whilst a pathway and
landscaping are located within the eastern half.
The lots are proposed to be mostly filled to mitigate flood risk for detached houses.
A Bushfire Hazard Assessment was provided in the application material and proposes to mitigate
the bushfire fire risk by:
Determining that the acceptable level of risk for future dwellings are asset protection zones
which achieve a radiant heat flux of <29kWm2;
Creating building envelopes which are sited outside of the asset protection zones;
Providing a 15.5-metre-wide asset protection zone within lots 9 – 12;
Providing a 20-metre-wide firebreak to the west of the proposed building envelopes for lots
9 – 12 within lot 12;
Relying on a cleared area within the adjacent National Park to be maintained as a fire break
and serve as an asset protection zone for lots 4, 5 and 12.
