This request to change the existing development approval is subsequent to that lodged by Conics (Sunshine Coast) Pty Ltd on 23 June 2009, which was conditionally granted by Council on 20 October 2009. As Council will recall, approval was granted for the proposed changes subject to conditions requiring amendments to the design; particularly in relation to a reduced roofline. Given this previous request for a change to the development approval was determined by Council in October of 2009, it is not considered necessary to reiterate the detailed history of development over the site. Rather, it is considered pertinent to just focus on the variations between the previous revised design and the built form proposed in this instance, as this would presumably be of most relevance to the assessing Officer. Proposed Changes to Development Approval The principle changes proposed to the development still relate to the addition of Bedroom 4 and associated bathroom on the third level, as well as the adjoining new games room and minor extension to the raised deck in the north-eastern comer of the site. A number of cosmetic changes to the building are also proposed, as depicted on the submitted proposal plans. It is important to note that the overall design has been developed in order to achieve a specific built outcome while improving the energy efficiency of the unit, to the extent that with the inclusion of the ‘pop up roof to allow and encourage movement of natural ventilation. It is intended that the works associated with the extension to the deck will ensure no detrimental impacts on the existing vegetation, though the proximate Pandanus Penduculatus will require translocation. As per previous discussions with Council Officers, efforts will be made to minimise the distance of translocation within the site, with ongoing measures implemented to ensure its successful retention over time. 7486-1007.PM.bh - Subsequent request for CDA urban growth and infrastructure
