It is noted that the Change Application does not apply to the Dual Occupancy at 113 Gympie Terrace and does not require a change to any conditions of approval. Proposed Changes - Design The proposed change request seeks an alteration to the internal layout of 111 Gympie Terrace, with an increase in GFA by 3.35m2. As demonstrated in Figure 1 below, the increase of GFA is on the first level only, with no increase to GFA on the ground level. The change that results in an increase to the GFA is a minor extension to bedroom 1 of both units, with the bedrooms slightly encroaching into the stairwell void. It is noted that there are no changes to the external dimensions, or appearance of the units. When considering the increase to the upper level GFA, the changes to the Dual Occupancy will result in a total GFA of 324.65m2, this presents an increase of 1.04% of the approved development, which contained a GFA of 321.4m2. Despite the minor increase to the GFA the proposed development complies with the overall outcomes of the Noosaville Locality Code; with the minor increase to the development: • Not altering the footprint of the development, or its streetscape presence when viewed from Gympie Terrace, • Not altering the architectural or landscaping design, with the approved development resulting in an architecturally designed development which promotes casual outdoor lifestyle that positively integrates with Gympie Terrace and provides multiple outdoor living areas. Thus providing a high level of residential amenity and design quality; • Not altering the scale and character of the area through complying with density, and site cover requirements; and, • Providing appropriate landscaping between buildings, which screens and buffers the built form. Accordingly, the proposed change will not impact upon the streetscape character, nor impact upon the communities and Council’s expectations for development in this area and complies with the intent of the Noosaville Locality Code.
