            Bushfire Hazard Assessment and Management Plan v2 NCES REF: J000545

            Compliance with Assessment Benchmark 4 can be attained where all allotments are sufficiently
            separated from the nearby forest hazard so that a radiant heat flux level at any point on the building
            or envelope does not exceed 29 kW/m².
            Determination of the anticipated radiant heat flux exposure to the proposed building envelopes is
            identified in Section 4.
            6.2.2     Radiant Heat Flux Setbacks
            Determination of the setbacks required to satisfy Assessment Benchmark 4 can be identified from
            the quantitative modelling output presented in Section 4 herein. The output results from Plates 8 and
            Plate 9 can be used to identify the setback requirements to achieve the <29 kW/m² radiant heat flux
            SPP requirement and are summarized in Table 5.

            The building envelopes within Lot 8 and Lot 9 are separated from the Very High Potential Bushfire
            Intensity area by a minimum of 75m of mowed/grazed grass and therefore have been provided
            adequate separation from the hazardous VHC 8.1 open forest to achieve compliance with
            Assessment Benchmark 4.
            The building envelope within Lot 12 is separated from the Very High Potential Bushfire Intensity area
            by a minimum of 39m of mowed/grazed grass and therefore has been provided adequate separation
            from the hazardous VHC 8.1 open forest to achieve compliance with Assessment Benchmark 4.

            6.2.3     Asset Protection Zone Design
            To reduce the potential for bushfire impact to buildings, structures and occupants as a result of future
            landscaping, regrowth and fuel load accumulation within the site, the identified APZ setbacks in
            Table 5 above are to be established and maintained according to the following criteria:
                 • APZ’s are maintained as a low threat zone dominated by maintained grass to a nominal
                      100mm height which is regularly mowed to reduce fuel loads and the risk of a grassfire
                      encroaching toward the building;
                 • Any landscaping within the APZ satisfies the low threat vegetation criteria prescribed in
                      section 2.2.3.2 of AS 3959:2018 or later iterations thereof, where applicable, and be planted
                      as discrete isolated clumps of low flammability vegetation aligned parallel to the building to
                      aid in interception of ember and smoke attack and not perpendicular and in a manner which
                      could transmit fire toward the building;
                 •    No woody mulch is to be used within 2m of buildings;
                 • No non-rainforest trees are to be planted within 10m of the building and no non-rainforest
                      tree limbs extend to within 6m of the roof line;
                 • Future landscaping works/plantings maximise the use of locally indigenous, low flammability
                      species and or low density plantings of suitable open forest /woodland species with low bark
                      shedding characteristics. Site managers should consult their local native plant nursery for
                      suitable species selection; and
                 • Surface fuels and woody regrowth be controlled in the APZ to maintain a low fuel load
                      environment. Roof tops, roof gutters and other areas of the building and including ancillary
                      infrastructure such as garden sheds be regularly inspected, and debris removed to reduce
                      the risk of spot fires developing in the properties during a bushfire event; and
