Bushfire Hazard Assessment and Management Plan v2 NCES REF: J000545
            Lot 2, 4 & 5 on RP172460 & Lot 7 on RP895754
            66, 82 & 98 Coveys Rd & 39 Tinbeerwah Rd, Tinbeerwah

                  • In accordance with Assessment Benchmark 5 of the SPP Bushfire December 2019, APZ’s
are designed to ensure a potential available fuel load is maintained at less than 8
tonnes/hectare in aggregate and with a fuel structure that remains discontinuous.

            6.3 Water Supply
The availability of a reliable water supply for firefighting purposes is a vital tool in the defence of
bushfire impact. The site is not connected to a reticulated water supply. There is no water supply
assessment benchmark under the SPP Bushfire 2019, therefore the provisions of the Noosa Plan
            2006 will apply, which require:
            • An accessible dam, swimming pool or water tank available for firefighting purposes with an onsite
water volume of not less than 5,000 litres; and
            • A water supply outlet pipe 50 millimetres in diameter fitted with a standard fire brigade fitting
(50mm male cam lock) connected to the water supply (other than where the water supply is in a
            swimming pool or dam).

            6.4 Fire Breaking Trails
The provision of fire breaking trails within a site located in a bushfire prone area offers an important
bushfire defence measure to assist in reducing the risk and severity of bushfire ingress onto and
            through a site.
Assessment Benchmark 4 of the State Planning Policy – state interest guidance material states:
Where reconfiguring a lot creating additional lots for the purpose of residential development and a
reticulated water supply is not provided:
To ensure safe access and egress and operational space for rural fire-fighting vehicles, a fire trail
and working area is provided that separates the new residential lot or development footprint plans
from adjacent mapped medium, high or very high potential bushfire intensity areas and is designed
and constructed in accordance with the design parameters in Table 4.
To ensure adequate access is available to the interface of bushland within the lots, and to mitigate
unforeseen regrowth on bordering lots, a fire access trail is to be constructed and maintained about
the perimeter of each lot (excluding within proposed covenant areas) which satisfies the design
parameters detailed in Assessment Benchmark 4 Table 4 to the SPP Bushfire 2019, which is
            replicated below.
