Re:Public Notification of Development Application MCU 20/0115
Short term rental of property at 3 Robert Street, Noosaville 4566

Dear Sir/Madam,

We reside at 2/165 Gympie Terrace, Noosaville, 4566 which is an adjoining property
to 3 Robert Street, Noosaville. We are a retired couple and purchased this property
very recently as a permanent retirement dwelling, and moved in at the beginning of
July this year.

You can imagine our dismay to discover that the property next door which had
recently been sold, was subject to a request to approve a change from normal
residential to short term holiday letting. Before we finalised the purchase of 2/165
Gympie Terrace, we used our best endeavours to determine that our immediate
neighbours were permanent residents and thus unlikely to be disruptive to our
retirement lifestyle.

Accordingly, we wish to lodge a strenuous objection to the Council approving this
Development Application for use as short - term accommodation at 3 Robert Street
Noosaville on the following grounds:

   1. Short - term holiday accommodation cannot help but encourage loud partying
on a regular basis at late hours of the night. This is often outside around a pool
where sound travels unabated to neighbouring properties. 3 Robert Street has
in fact, a very large patio and pool area where these loud gatherings will occur.
   2. As 3 Robert Street Noosaville is a single residence dwelling the owners will not
be present to supervise and control any unruly behaviour.
   3. There are an extremely large number of holiday accommodation units in the
immediate vicinity which have experienced on - site management to control
loud and disruptive behaviour unlike what is proposed for 3 Robert Street.
   4. Also, there can be no justification for additional short - term accommodation
when so much holiday accommodation already exists and is readily available.

5. Again, as there is no onsite control and being only short - term accommodation
there is every likelihood for material damage to neighbouring properties.
6. There will be increased traffic in the vicinity of this property together with
additional problems with on-street parking which is already at a premium. As
the property at 3 Robert Street is a 4 bedroom + residence it is possible that it
could be leased by 8 + people at any one time, with possibly up to 4 additional
vehicles, further exacerbating an existing problem with lack of on-street car
   parking spaces.
7. We have lived at 2/165 Gympie Terrace now for a period of almost 6 months
and have had had no problem with any badly behaved residents, both
permanent and short - term holidaymakers staying at the controlled
accommodation venues. Our concern is that if the application is approved,
then this will most certainly change and the lifestyle we planned for will all be
   to no avail.
8. As we are a retired couple, our income is restricted to our superannuation
pension. We outlaid our carefully planned amount for the property, after our
scrutiny of the neighbourhood and felt confident that we had decided wisely
for our retirement years. The Government Stamp Duty and costs of moving
and re-purchasing would prohibit any choices we would be likely to have.

Consequently, we strongly urge that this Development Application be rejected
by Council, as it is bound to lower the quality of life for all permanent residents
   who live in the area.

We have a legal right of quiet enjoyment of our property at 2/165 Gympie
Terrace, Noosaville, and any disruptive behaviour will infringe this legal
   entitlement.

   Yours faithfully.
