Dear Peter
Re: Response to Council Information Request – Bushfire Issues
At: 28 Eenie Creek Road, Noosaville, Part of Lot 3 SP246584
For: Knowles Group
Thank you for passing on Councils information request for the proposed Aged Care Facility
at Eenie Creek Road, Noosaville. We are happy to respond to Councils request and provide
greater clarification in respect to the bushfire impacts on the proposal. The following
information should be read in conjunction with our previously prepared bushfire assessment
report, the latest architectural plans prepared by Oksio and the Landscape Concept Plans
prepared by Anembo (issue B).
In responding we have repeated Council information request item and followed it with the
information required for ease of reference.
Issue - Bushfire
The information provided within the Bushfire Assessment Report does not consider
the contemporary State Planning Policy bushfire hazard mapping. While the
determination of the severity of bushfire hazard as provided by the methodology in
the now superseded State Planning Policy – SPP1/03 is referred to in the Natural
Hazards Overlay Code, a comparison should be made with the latest State Planning
Policy bushfire hazard mapping of April 2016.
The application fails to satisfactorily meet the Specific Outcome 04 or the Probably
Solutions S4.1 or S4.2 of The Noosa Plan’s Natural Hazards Overlay Code
