Planning Comments
General Comments
• It is noted that Council has received a number of enquiries for industrial developments
to provide ‘spare garage’ type uses (eg storage of caravans, boats etc where they
cannot fit on a residential property) and residential uses (ie small dwellings) in industrial
zones. It is understood from the meeting that small scale industrial uses are proposed
to tenant the development. Any application would need to demonstrate that the proposal
will not constitute a ‘self storage’ facilities.
• It is recommended the applicant considered providing a variety of tenancy sizes to
create a more diverse offering. It is recommended that this be considered prior to lodging
an application.
Medium Impact Industry Zone Code
• Low Impact Industry, Medium Impact Industry and Warehouse are all consistent uses
within the Medium Impact Industry zone.
• Any ancillary uses (eg. detail sales or administration, food and drink outlet) proposed on
site would need to comply with the relevant Performance Outcomes of the zone code.
• The proposal plans do not indicate the proposed height of the buildings. It is noted that
the zone code requires building and structures are no more than 10 metres in height.
• The proposal plans do not indicate the overall design of the buildings. It is noted however
that it appears the northern building will present a single, unarticulated plane of
approximately 46m to the Leo Alley Road frontage, with no variation in the setback of
the building. It is recommended the proposal include ‘step ins’ along this façade, noting
that the Zone Code calls for:
o development to provide interest to the street with a well-articulated facade, a mix of
external building materials and a varied roof form.
This document is a record of prelodgement discussions and will not be made available for public viewing. Prelodgement
discussions are conducted to explore development options and requirements, identify issues and provide guidance to prospective
applicants about Council’s policies for development. The recorded discussion items and outcomes in no way imply or commit to
an approval of the proposal on the part of Council or Council officers, nor guarantee that all potential issues associated with a
development proposal have been raised / identified. When a formal development application is lodged, the proposal will be
assessed on its planning merits in accordance with Council’s policy framework existing at the time of the assessment.
