GENERAL COMMITTEE MEETING AGENDA 17 OCTOBER 2016
The metal handrail is due to be cleaned down and repainted with an appropriate paint
system, as is the external door to this side of the hall.
The entrance set to the western side of the hall is in need of rectification to ensure that the
hall can be securely locked when required.
It is further noted that the door can be easily opened from the outside when it is locked and
as such, will require making secure.
The return to the southern end of the western side of the building is exhibiting the effects of
termite damage to approximately eight of the chamfer boards. These chamfer boards
include but are not limited to the bottom board, the third board up and ninth chamfer
boards up from the bottom that are exhibiting significant holes in the face of the boards.
The southern end of the western external wall to the room to the west of the stage is
exhibiting significant termite damage to the chamfer boards in this area, where they meet
the south western external corner stop.
It is envisaged that the chamfer boards to repair this section of the western external wall,
will come from the lower four runs (or more if required) of chamfer boards that are to be
removed from the southern end of the building as part of the works to reinstate the external
cladding to the southern external wall.
This way, the profile will be the same as the existing chamfer boards that are being repaired.
There is a broken pane of glass to the lower southern sash to the western window opening
to the area that is located in the room to the west of the stage.
The Mini Orb cladding to the window awning located to the north of the disabled access on
the western side of the building is exhibiting the effects of corrosion due to the water
dripping on the roof, from the join in the rainwater gutter above this area.
The Mini Orb cladding to the window awning located second to the north of the disabled
access on the western side of the building is in need of refixing to the awning frame. The
frames to the various awnings, are to be checked further prior to refixing / replacing the
mini orb cladding to the awnings.
3.003 THE SUB-FLOOR AREA.
(i) Battens to perimeter of sub-floor: There is evidence of significant defects visible to me on
the external walls to the various areas around the building. These areas include the
following:
The finished height of the timber battens to the various areas around the base of the
building is such, that there are some areas that are in ground/concrete contact.
The timber battens and the associated supports are to be modified to provide a minimum of
75 mm clearance above the ground or concrete as the case may be. This is a critical part of
the termite management works for this building.
