GENERAL COMMITTEE MEETING AGENDA 17 OCTOBER 2016
5.0 CONCLUSION.
The building is generally in satisfactory condition having due regard for the age, type and
location of the building.
The serviceable life of the building can be extended significantly if the items mentioned in
this report are addressed in a timely manner.
It is noted that there are some areas of the roof that should be addressed as soon as
possible in order to maintain the structural integrity of these areas.
The other items noted in Red, are critical items that should be carried out as soon as
possible.
The Items noted in green, should be carried out before the building is reoccupied/used.
The items identified in blue can be addressed whilst the building is being used.
The estimated cost to address these items noted in red and green, would be between three
Hundred and Four Hundred Thousand dollars to bring the building up to a standard that
would allow it to be reoccupied safely.
It is critical that the works be managed on a strict work program and budget.
To arrive at a firm dollar value with some contingencies, would require a Scope of Works to
be prepared. This has been allowed for within the aforementioned estimate.
To bring the COOROY MEMORIAL HALL & SCHOOL OF ARTS back to a pristine condition
would generally double the budget, that is it would be prudent to allow Eight Hundred
Thousand to One Million Dollars.
| would recommend that the items that may impinge on the safety of the occupants or the
structural integrity of the building and the associated attachments are attended to as soon
as possible.
Should there be any questions in regard to this report or any questions about the building
and the associated attachments, then please contact the author by telephone and in writing
and | will address same.
Yours faithfully,
D.L. MONTGOMERIE.
