1. PROPOSAL
The application seeks approval for a Material Change of Use – Office on a vacant site at Cooroy
in the form of a two-storey building. The design provides for a building with a total gross floor area
of 488.5m2 located to the Emerald Street frontage with 23 carparking spaces provided to the rear
and accessed off Wimmers Lane which forms the rear boundary. The ground floor of the building
comprises two offices with a total area of 138.5m2 which are setback 4 metres from the Emerald
Street frontage with the upper level including an office space of 350m 2, a covered balcony and
awning that extends over the footpath.
The building provides a traditional parapet treatment and awning to the Emerald Street frontage

eastern boundary that extends from Wimmers Lane to Emerald Street and a 2.0 metre dedication
