5 ENGINEERING ASSESSMENT
5.1 Earthworks
Initially the subject site will be cleared of the existing structures and vegetation. Preliminary
earthworks will be undertaken to provide level building pads for the proposed development. The
internal driveway and hardstand pavement areas will be graded to suit the proposed finished floor
levels.

Retaining structures along the boundary will be wholly contained within the property and will be
no greater than 1.0 m in height to reduce impact to the visual amenity for surrounding properties.

All temporary batters will be constructed with a maximum batter of 1 in 2 unless otherwise stated
in the Geotechnical Investigation.

The proposed earthworks over the subject site will be carried out under Level 1 geotechnical
supervision and as per AS3798 – 2007 “Guidelines on earthworks for commercial and residential
developments”. All uncontrolled fill will be removed/replaced as per the NSC Earthworks Code.

Refer to Appendix C for the NSC Earthworks Code and Appendix D for the Concept Bulk Earthworks
Plan.

5.2 Erosion and Sedimentation Control
Sediment generated during the construction phase shall be dealt with in accordance with an Erosion
and Sediment Control Plan and kept on site during the construction phase.

Refer to the separate Site Based Stormwater Management Plan (SBSMP) prepared by Morgan
Consulting Engineers for further erosion and sedimentation control details.

5.3 Roadworks
The site will be accessed via a new driveway crossover from Pearl Street. The existing redundant
driveway crossover along Elm Street will be removed with the verge to be reinstated to tie in neatly
to the existing verge profile. The existing redundant driveway crossover along Pearl Street will be
removed and a new driveway crossover with new kerb and channel and verge will be constructed
in accordance with NSC’s policies and standards.

5.4 Sewerage Reticulation
Information obtained from Unitywater’s ArcGIS Mapping database indicates that there is a 225mm
diameter Asbestos Cement sewer main traversing across Lot 2 RP64750 of the subject site from the
eastern boundary to the northern boundary. An existing sewer manhole is located over the
aforementioned main within the centre of the property. There are two existing sewer property
connections currently servicing the site from this main and a sewer property connection servicing
the upstream property on Lot 1 RP153798.

It is proposed to decommission the existing sewer property connections servicing the subject site
and construct a new sewer property connection from the existing manhole to service the proposed
development. The existing property connection servicing the upstream property on Lot 1 SP153798
is proposed to be retained.

It is anticipated that the existing sewer infrastructure has sufficient capacity to service the
proposed development. However, this will be confirmed by Unitywater during detailed design.
