Vehicular Access Arrangements

3.2.1 Access Location

Vehicular access to the development is proposed via Eumundi Road, with separate driveways for entry
and exit, as shown in Figure 3.1. The northern driveway would accommodate left-in entry only while the
southern driveway would cater for left-out movements only. It is recommended that these arrangements

be formalised with line markings and signage, as shown in Figure 3.2.

The proposed access arrangements are essentially the same as the existing situation. However, both the
entry and exit driveway locations have been shifted further to the south, increasing the separation from

the Eumundi Road / Walter Hay Drive / Venture Drive roundabout and improving sight distance.

In addition, a new all-movements access is proposed on Lionel Donovan Drive. This access would be
approximately 7m wide and would have in excess of 10m separation from the adjacent driveway to 1

Lionel Donovan Drive.

3.2.2 Sight Distance

Eumundi Road has a posted speed limit of 60km/h in the vicinity of the site. However, the speed
environment is typically around 50km/h as the deflection at the roundabout to the north of the site, in
combination with the short distance to the roundabout to the south, ensures low vehicle speeds on this

section of Eumundi Road.

The DTMR Road Planning and Design Manual (RPDM) recommends a minimum sight distance of 89m
for access driveways of this type within a 50km/h speed environment. The proposed (exit) driveway

crossover achieves around 100m sight distance to the north. The available sight distance also complies
