Council’s external traffic consultant suggests the proposal would have a negligible positive
impact on the intersection.


2.      CONCLUSION
No further information could be provided in regard to the off-site impacts of modern service
station due to time constraints, but substantial evidence of older service stations leaking UPSSs
has been identified. The development meets the setback requirements of the Seqwater
Development Guidelines 2012. The intent of the POD at the time was to have a 10m wide
landscape buffer to the full frontage of Holts Road after the dedication of lot 4. The
recommendation remains unchanged.
