The proposed parking is considered sufficient to satisfy the proposed development as outlined above.
Particularly, the development makes efficient use of what site area is available and exceeds the
minimum car parking requirements by providing a surplus of six car parking spaces. A semi-trailer
bay is provided on the driveway adjacent to Unit 11. Refer to swept paths prepared by Barlow Shelley
Consulting Engineers which confirms a B85 and HRV can appropriate manoeuvre on and off the site in
a forward manner.
3.4 INFRASTRUCTURE AND SERVICES
Waste will be stored at the front of the site adjacent to the driveway, and will be screened
appropriately. Waste will be collected onsite on the nominated date of collection by a waste collection
vehicle. A waste collection vehicle can enter and exit the site in a forward manner.
The site can be connected to all essential services.
The site can be connected to a legal point of discharge via Council’s existing controlled open drain
within the drainage reserve south of the development site. A stormwater retention basin is located in
the south-western corner of the site. Refer to the Engineering Plans and Site Based Stormwater
Management Plan prepared by Barlow Shelley Consulting Engineers for further details.
3.2 OPERATIONAL WORKS
The application seeks Operational Works approval for proposed civil and landscaping works in
accordance with the attached documentation. The attached documentation has been prepared by
specialist consultants in accordance with the relevant sections of Noosa Plan 2020.
Conditions for the approved subdivision dictate that any future development on this lot will need to be
in accordance with an operational works application including "industry approved water quality
modelling which demonstrates the respective development will achieve no worsening of water
quality."
