Response to Information Request
Attached to the e-mail RESPONSE to Information Request.
Further, changes have been made to the internal layout of the study and kitchen areas so that the
study areas cannot be considered a bedroom (refer to the floor plans – Attachment 1). Therefore,
the population density is also less than that allowed under the current motel approval, which is 18
persons.
Given the above, it is suggested that the scale of the proposed development is commensurate with that
of the current motel approval, which is a reasonable ground upon which the development relies.
Further, the proposed development will not be out of character and is well located with respect to
access to the Peregian Beach Village Centre.
Issue 4 - Landscaping, Stormwater Management and Bio-retention Bed
4. Please provide an amended plan indicating an alternate location for the bio-retention bed or an
alternate water treatment solution.
With respect to this issue, please find attached and amended landscape plan sketch (refer Attachment
2A and Attachment 3) that shows the relocation of the bio-retention bed. The bio-retention bed has
been relocated further into the property and has an altered shape that allows for 1m of landscaping to
the frontage.
Additional landscaping has also been provided to the frontage of the visitor car parking bay and a
further 1m of landscaping is also proposed within the road reserve. The amount of landscaping now
proposed to the frontage will ensure that the streetscape is in keeping with the existing and desired
character of the locality.
A revised landscaping plan (refer Attachment 2B) is also provided that shows the block wall around
the Energex easement (refer Energex letter 14 March 2014). However, a revised landscape plan has
not been finalized at this time, which incorporates the sketch above (Attachment 2A), but will be
provided at the operational works stage.

Issue 5 – Stormwater Connection
5. Provide a plan indicating the stormwater pit in the site’s frontage together with detail on how this
pit is connected to the Council drainage network. Should the stormwater pit in the site’s frontage
proves to be a viable connection point, provide an amended stormwater management plan.
Attached is a copy of the revised Stormwater Management Plan for the development (refer
Attachment 3). The revised plan shows the new location and sizing of the bio-retention basin as
discussed above. Further, the connection to the existing drainage infrastructure will be to the existing
stormwater manhole located in the road reserve, fronting the development.
Issue 6 – Vehicle Access
6. Provide plans that demonstrate that access to the proposed carspaces and garages can be
achieved. The vehicles must able be to enter the site and access the spaces in a forward gear,
reverse out and exit the site in a forward gear in a total of 3 movements. The plans must be:
a) Prepared by a suitably qualified person to a suitable scale
b) Prepared in accordance with AS/NZS2890.1:2004 with specific attention to section 5.4
and figure 5.4
c) Include specific garage door widths where necessary, and
d) In regard to proposed Unit 4 it must be assumed that the adjacent visitor space is
occupied.
7. Provide amended plans that provide the necessary queuing from David Low Way to the vehicular
control point as described in section 3.4 of AS/NZS2890.1:2004.
Please find attached a report from TTM Consulting (refer Attachment 4) that provides further advice
about on-site maneuvering for a standard vehicle and that the impact on the traffic flow on David Low
Way as a result of a vehicle queuing on the driveway will be negligible.
