Appendix E - Engineering Report & Plans
Plans and drawings
This document appears to be plans or drawings. Its page text below holds only the words printed on the drawings, without the drawings themselves, so it may be jumbled or hard to follow. To see the plans as drawn, choose Original above or download the file (both need you to log in).
Log in to see the plans as drawn time of 1.5s and downhill grade of 5%. It is considered a reaction time of 1.5
seconds to be suitable for this location as there is an existing intersection to the
south of the proposed development. It should be noted the access locations for
the proposed lots are an existing driveway.
Refer to Appendix B for detailed stopping site distance plans.
5.0 STORMWATER MANAGEMENT
5.1 Stormwater Connection and legal point of discharge
The existing dwelling utilises rainwater tanks for water supply. Surcharge
from rainwater tanks sheet flows towards existing stabilised steep
vegetated gullies.
The proposed building envelope for lot 2 is clear of lot 1 existing discharge
locations and will not suffer from nuisance flows.
Similarly proposed lot 2 will require rainwater tanks for water supply and
irrigation/reuse. Should the tanks become full or overflow a level
spreader will see discharge returned to sheet flow toward existing gullies.
There are no properties downstream that can be impacted by nuisance
flows.
6.0 SEWERAGE
The existing property is serviced via an onsite effluent disposal system. It is
proposed that the new allotment be serviced via similar system. Detail design of
the system will be undertaken by a suitably qualified consultant at BA.
7.0 WATER
Water supply to the existing allotment and proposed lot 2 will be via rainwater
tanks sized to BCA requirements.
8.0 CONCLUSION
The proposed 2 lot subdivision over existing Lot 3 RP131369 can be serviced by
the use of roof water tanks and on site sewer effluent disposal systems. Access to
the site will be via Black Mountain Road Range and the existing driveway.
There are no constraints or impediments to the proposed residential development
that cannot be overcome with good operational work engineering design.
