2.2. Site Description
The site has an area of 3.5ha and a road frontage to George Street of 175m. There is an
existing detached house in the middle of the site, which is to be retained within proposed lot
9.

A tributary to Wooroi Creek meanders through the southern portion of the site. Around half
the lot adjoining the waterway is low lying (~1m AHD) and well vegetated. The top portion of
the lot adjoining George Street is at a higher elevation than the waterway (~8m AHD), and
includes large grassed areas with scattered trees. A picture of the site looking south from the
existing George Street driveway entrance is included as Figure 4.

2.3. Surrounding Land Uses
To the north of the site are existing 600m2 lots fronting Murraya Drive and George Street. To
the west of the site are Wooroi Creek and the Great Sandy National Park.

Adjoining the site to the east are two Rural Settlement zoned lots of 1.89ha and 2.02ha (35
George St and 111 Butler St). These properties include vegetation surrounding the waterway
and a house on the higher parts of the lots.

On the southern side of the waterway adjoining the site is Gympie Park, which is 6,133m 2 in
size and owned by Council. Also adjoining the site to the south is 86-100 McKinnon Drive.
This site is located on the southern side of the waterway and has a court approval for a
retirement village of 180 units, and aged care facility of 60 beds (Sundale).
