Noosa Council documents
The proposed driveway crossover design in RECOR’s Proposed Layout plan (20220214-010)
dated 7 November 2022 is non-standard and does not comply with Noosa Council’s standard
drawing RS-049.
Due to the fact that the proposed driveway crossover is not perpendicular to the road shoulder
and the absence of kerb adapters, Council is concerned the crossover design limits the ability
for a standard passenger vehicle to enter and exit the side from/to the west.
Information Required
2. Provide additional detail demonstrating a driveway crossover that is generally in
accordance with RS-049. The additional detail must be prepared by a suitably qualified
person (RPEQ – Registered Professional Engineer of Queensland) and must include,
but not be limited to:
a. a RS-049 compliant driveway crossover design; or
b. demonstrate the need for driveway crossover design that does not comply with
RS-049
Issue – On-site Manoeuvring
RECOR’s Vehicle Swept Path Plans (20220214-61 and -62) dated 7 November 2022 includes
a number of failures (colliding with garage structures) and unrealistic start/end locations
(location of parked car within the garage).
Information Required
3. Provide amended Vehicle Swept Path plans demonstrating how a B99 vehicle can enter
the site and each carpark, and exit the site in a forward gear without failure. The
amended plans must be prepared by a suitably qualified person (RPEQ – Registered
Professional Engineer of Queensland) and must include, but not be limited to:
a. suitable start/end locations of the B99 vehicle, ensuring individuals are able to
enter/exit the parked vehicle; and
b. vehicle swept paths must not enter areas dedicated for landscaping.
Please note that:
i. the internal driveway frontage is proposed as common property, and
therefore, manoeuvring on site can reasonably occur across the entire internal
driveway and is not limited to the frontage from the prolongation of the shared
wall to the property boundary.
ii. the vehicle swept path plans must reflect any changes made to the driveway
crossover as described in ‘Issue – Driveway Access’ above.
NOTE: External Works (Footpath)
Response is insufficient, however, Engineering are preparing a condition to address this.
Engineering recognises that the alignment of the proposed footpath along the frontage of 12
Wyandra does not align with the footpath along the frontage of 14 Wyandra.
The concern here is whichever site is developed first along the street will set the alignment for
the remaining sites, which may result in a series of footpaths that do not align with each other
(for example, if 14 Wyandra construct their footpath 2.0 metres from Back of Kerb and 12
Wyandra construct theirs 3.0 metres). The primary goal of the conditions will be to ensure that
the footpaths connect at the prolongation of the property boundaries.
3. DUE DATE FOR RESPONSE TO FURTHER ADVICE
A response to the further advice is required by 14 February 2023.
Please respond to this email agreeing to stop the current period of the development
application in accordance with section 32 of the Development Assessment Rules.
