BMC Traffic Review as submitted with Further Advice response
13 August 2026 BMC27010: 45 Maple Street, Cooroy Myall Rise P/L C/- Melthorn Pty Ltd Attn: Jonathan Thynne RE: 45 Maple Street, Cooroy Traffic Engineering Review of Car Parking and Vehicle Accessibility Dear Jonathan, I refer to the Planning Application for land located at 45 Maple Street, Cooroy. The following has been prepared to address questions raised in relation to the car parking provision and internal swept path conflicts. The questions and design response are provided under separate headings, below. The drawing reviewed in the preparation of this advice in provided at Attachment A. Car Parking Provision The proposed development is advised as including Social and Affordable Housing, as follows: 7 x one bedroom dwellings. 12 x two bedroom dwellings. 6 x allocated car parking spaces. 13 x pooled car parking spaces. 1 x communal PWD car parking space. In terms of the suitability of car parking provision, reference has been made to the Queensland Government’s ‘Social Housing Design Guideline Toolkit. Technical Summary Sheets. March 2024.’ document. Within the document, under the ‘Carparking and Site Access (Dwellings with communal carparking)’ heading, the following is noted: Car parking rates of provision Developments must meet the Performance Outcomes of local planning schemes, typically requiring that developments “provide sufficient off-street parking to accommodate for parking demand”. Unless otherwise specified by the department, one covered car parking space per dwelling is required and considered sufficient to accommodate parking demand generated by residents and visitors. This is to include one fully wheelchair accessible car parking space per Platinum Level dwelling, located as close as possible to Platinum Level dwellings. As the proposed car parking provision meets the nominated car parking requirement within the Queensland Government’s technical design guidelines, on the basis of no Platinum Level dwellings, the proposed car parking supply is appropriate for the development. Management of Internal Conflict It is understood that a concern has been raised with the internal vehicle accessibility, specifically with regard to the bend in the internal driveway. Swept path assessments have been undertaken utilising AutoTRACK to confirm the vehicle swept path through this area, testing accessibility of the B85 and B99 passenger vehicle as defined by the Australian Standard (AS/NZS2890.1:2004).
