The terrace conversion and bunk room addition encroaches into the rear setback, with the
rear wall of the bunk room set back 3m from the rear boundary and the lower supporting
framework set back approximately 2.5m, as shown clouded in red in Figure 8 below.

The rear encroachment is approximately 4.2m wide and is less than 1/3 of the site’s width,
as indicated in the plan extract below.
