Falk-Submission

However, | would not suggest that such a facility would be ideally suited somewhere like Pomona, Cooran or even Eumundi. They have a different character to Cooroy and | don’t believe would have enough demand either to sustain this business like Cooroy can. Hence, there are two supermarkets at Cooroy and pretty much everything else other than a Car Wash. If one then accepts that Cooroy needs this, it is a question of where does it go? In that regard, there has been one person quite outspoken on social media, trying to convince other residents that it would be better in an industrial area. | do not agree with this point and in fact | believe that would be a mistake bringing more traffic into Maple St or Garnet St to get through to the industrial area and it is a weak argument to even classify same as an industrial business which is typically manufacturing or product related, not an essential service which should be prominent and easily accessible. Maple St and Garnet St would be undesirably impacted if Car Wash users needed to transit through this retail precinct. An industrial location may suit other industrial precincts of the Sunshine Coast such as Kunda Park which is much larger than Cooroy’s and is not accessed through a business ‘village’. Fortunately, the current proposal has the facility ideally located for Cooroy in what | would suggest is a transport sub-precinct, of Cooroy. | say ‘transport’ given the following observations of the subject site:- It is located on a main road; Has a bus stop in front and across the road; There is a rail station opposite; There is a carpark opposite with EV charging stations; There are three main intersections in very close proximity; and The business is flanked by two service stations and nearby RACQ mechanic. DO PWNe For the above reasons, | think this proposal, whilst being impact assessable is in keeping with the existing and long-established land uses being ‘transport’ related. Furthermore, it is highly convenient to get into and out of a corner block as it presents ‘options’ of ingress/egress in the event Council had concerns with road safety, congestion etc. In fact, it is so well situated that you can even drive out of either service station and into the car wash. Furthermore, that whole strip of businesses for want of a better term, have a drive thru or ‘grab and go’ feel as they include not just fuel but fast food, bottle shops, newsagency etc. It fits comfortably and is complementary to other businesses in close proximity. In summary of this point, | would argue the location ensures that commuters are not having to ‘go out of their way’ and drive to the other side of Cooroy to get their car washed or outside of town to get their car washed. Noise — Another weak argument raised which | have seen suggests that it should be rejected by Council due to excessive noise generated. To this viewpoint | make the following comments:- 1. Noise is created by all businesses so whatever goes on the site is going to create noise; 2. Ido not consider a cash wash to be as a noisy business as it does not use heavy machinery that is creating loud and repetitive noise; 3. | fail to see how it is any noisier than two services stations, a bus stop, main road and train station; 4. The site has no adjoining residential; and 5. Nearby residential to the east is significantly buffered by the existing Bowl’s Club.
