Development Assessment Report
PROJECT URBAN – 22070 October 2022 5.0 SUPPORTING DOCUMENTATION 5.1 ARCHITECTURAL PLANS Architectural Proposal Plans prepared by Richards & Spence are attached. The plans include site plan, typical floor plans, elevations, sections, site cover calculation plans, gross floor area calculation plans, height plane plan and materials summary. The plans demonstrate that the proposal results in an appropriate built form and facade to all road frontages and provides a development outcome consistent with the character of the locality. 5.2 BUSHFIRE A Bushfire Hazard Assessment prepared by Litoria Consulting is attached. This report assesses site specific factors that contribute to bushfire hazard, assesses the extent of bushfire prone area post development, and identifies whether management measures are required to achieve compliance with state and council provisions. The results of the assessment demonstrate that planning and management measures to mitigate bushfire hazard are not required as part of the development and that the development complies with the relevant Noosa Plan assessment benchmarks as the proposed development footprint avoids bushfire attack risk. 5.3 CIVIL Preliminary civil engineering plans prepared by Alta Projects are attached. These plans include preliminary earthworks layout and sections; preliminary services layout; preliminary stormwater layout, sections and detail; and preliminary external roadworks layout and sections. The engineering plans demonstrate that the site is able to be serviced with suitable urban infrastructure. 5.4 GEOTECHNICAL A Geotechnical Investigation Report prepared by Tectonic Geotechnical is attached. This report undertakes a geotechnical assessment of the site conditions and provides geotechnical recommendations regarding earthworks and footings, together with temporary and permanent basement retention. The report concludes that provided the included recommendations are adhered to the site will be subject to Low Risk from slope instability. 5.5 LANDSCAPE A Landscape Concept Plan prepared by Conlon Group is attached. This plan demonstrates that the proposal will achieve an attractive and appropriate landscape design that will complement the character of the locality, assist in softening the built form of the proposed development, provide amenity benefits and contribute to ecological enhancement of the Environmental Management and Conservation Zoned portion of the site.
