PROJECT URBAN – 22070                                                                   October 2022

5.6   NOISE

An Environmental Noise Assessment Report prepared by TTM Consulting is attached. This
report considers the current ambient noise levels at the sites location and assesses the potential
impacts from proposed onsite noise activities. The report recommends function room facade
treatments, noise management strategies and mechanical plant screening to ensure compliance
with the planning scheme requirements.

5.7   STORMWATER

A Stormwater Management Plan prepared by Alta Projects is attached. This report demonstrates
that an appropriate stormwater outcome can be achieved, with non-worsening impacts to
surrounding and downstream properties and with no impacts on the ecological values of the
surrounding environment.

5.8   TRAFFIC

A Traffic Engineering Report prepared by TTM Consulting is attached. This report investigates
the transport aspects associated with the proposed development, including
• Parking supply required to cater for the development demand;
• Parking layout to provide efficient and safe internal manoeuvring;
• Identification of likely traffic generation and traffic distribution from the future development;
• Identification of likely traffic impact of development on the external road network;
• Access configuration to provide efficient and safe manoeuvring between the site and the
    external road network;
• Suitability of access and internal facilities to provide for pedestrian and cyclist operation;
• Access to suitable level of public transport; and
• Servicing requirement.

The report demonstrates that the proposed access arrangements are acceptable; that the
proposed parking supply is appropriate for the use; that the development will not have a
significant impact on the future road network; that service vehicle arrangements are adequate to
meet the needs of the proposed development; and that current public transport infrastructure and
proposed site provisions for pedestrian/bicycle facilities is considered adequate for the
development.

5.9   VEGETATION

An Arborist Report including Vegetation Management Plan prepared by Litoria Consulting is
attached. This report provides a current assessment of site vegetation to be retained with the
development. The report considers the previously approved development and vegetation
management requirements and provides a new tree survey within the part of the site now zoned
Environmental Management and Conservation. The report includes a Vegetation Management
Plan, detailing trees to be retained and tree protection measures.
