New buildings in designated bushfire prone areas must be built to the Bushfire Attack Level construction standard relevant to the building site as identified by the Standard. In this case it is proposed to adopt setbacks which would result in the buildings on the site being sited in no higher category than BAL 29 under Australian Standard 3959-2009 Construction of Buildings in Bushfire Prone Areas. BAL 29 is deemed acceptable in light of the very low likelihood of a significant fire occurring in the easterly adjacent vegetation. In all cases the siting of buildings in BAL Flame Zone category should be avoided wherever possible. Table 2.4.5 from Amdt 1 of AS3959-2009 details required setbacks to vegetation to achieve the different BAL categories (refer below). Type B ‘Woodland’ has been selected as the dominant vegetation classification adjacent to the eastern site boundary and downslope 5-10⁰ conditions selected as the dominant slope conditions. © 2016 17
