The positioning of new dwellings >13m from the eastern site boundary vegetation will provide a suitable outcome which balances fire safety with the practical low threat of direct flame contact from surrounding vegetation. It is noted proposed Lot 9 provides 22m to 25m separation between new dwellings on lots 7, 8, 10 and 11 and the adjoining reserve vegetation. The new dwellings would therefore achieve the recommended maximum BAL 29 setback and would in fact be positioned in BAL 19 (19- <28m). It is therefore considered the subject plan of development provides satisfactory building to vegetation setbacks based on current site conditions. It is important to note continued fuel load management in Lot 9 is necessary to maintain the current low fuel load conditions in the east of the site and to prevent bushland encroachment © 2016 18
