Ecological Assessment Report v2 NCES REF: LEA2016-06 Lot 496 on MCH591 - 30 Pottery Street, Pomona 2.0 DEVELOPMENT PROPOSAL The site is proposed to be subdivided into 6 residential lots as depicted on the Site Layout prepared by Ahern James Naismith, Plan No. 3365 Prop A Ver. 0, dated 20/01/17 (refer Appendix 1). Lots A – E are located in the eastern extent of the site and range from 1000m 2 to 1540m2 in size. Proposed Lot F measures 1.42ha and contains 8047m2 of retained vegetation within a Conservation Covenant. The existing residence is proposed to be retained within Lot E. Access to the new Lots will be either directly from Pottery Street or a new access easement derived from Pottery Street. Clearance of approximately 0.8ha of mixed open Eucalypt forest is expected to be required to site the building envelopes and associated safety setbacks within proposed Lots A - F. No clearing is required within Lot E. Note we have assumed a 20m safety cleared zone will be applied about the Lot F dwelling and that the entirety of Lots A-E will be cleared given their relative small size. © 2017 5
