units. As detailed by the aerial photographs below, the Sunshine Beach Surf Club is located in an area
that is lower than the established three storey units to the north and west of the site, with much of the
surf club building stepping down to the west to Ed Webb Park. It is noted that Ed Webb Park
surrounds the site and has well established Hoop Pines along Webb Road and Duke Street that
currently restrict views as detailed by the photographs below.
