GENERAL COMMITTEE MEETING AGENDA 24 OCTOBER 2022

Under the original approval, the community house was approved to be extended by 115m2 for
use as part of the digital hub. The approved change permits a further extension of 72m2 to the
community house totalling 187m2.
Council’s architect for the project advises that the “extension is designed to complement the highly
awarded existing Community House by counterpoint as a solid simple shape that will not compete
with the lightweight angular shapes of the existing building. The new building is designed with
complimentary light timber screens and fin walls that work to reduce the bulk of the building and
break up the facades that face David Low Way and Woodland Drive. Plans of the extension are
included below.

The approved extension was assessed against the Noosa Plan 2020 and raised no issues. In this
regard while the proposal will result in a minor increase in floor area and thus may generate a
minor increase in car parking demand, the approved development provides in excess of the
planning scheme’s car parking requirements.
Similarly, while the extension to the community house is larger in floor area and higher than the
approved building, the proposed works have been designed to complement the existing built form,
with setbacks from the street frontages generally remaining the same. Overall, the approved
changes were considered a minor change to the development approval pursuant to the Planning
Act 2016 and were found compliant with the Noosa Plan 2020 requirements.
