Attached to the e-mail MCU15/0069 Information Response & Amended Plans.
Information Required
Provide engineering designs for the driveway that includes:
(a) The final location/layout of the building if amended due to Unitywater’s requirements for
clearance and sewer easement.
(b) The plan of the driveway including the street kerb line and the development parking areas
that shows all relevant site features including finish surface levels, existing aboveground
services (i.e. Optus telecommunication pit) and a proposed concrete footpath along the
property frontage (minimum width 1.5m).
(c) The longitudinal section of the driveway including a compliant 1.5m wide concrete
footpath and any required adjustment to existing pits and services.
Response:
Discussion regarding this issue has been held between Dianne Hayes from RoadPro and Councils Mark
Lewis. We understand the primary issue is in relation to the Optus pit. The detail survey within the
attached amended proposal plans includes the location of the Optus Pit. No change to the driveway
location is required and the longitudinal section provided within the original Traffic Report remains
current. Optus have been consulted regarding their pit and have no objection to the location of the
driveway. Refer email included within Attachment 2.
3. Stormwater Management
Stormwater management plan for the developed site.
Information Required
A stormwater management plan is required that address in particular:
(d) Collection and disposal of stormwater flows into a lawful point of discharge in accordance
with Queensland Urban Drainage Manuel.
(e) No increase in stormwater runoff from the site.
(f) No adverse impact on the existing drainage conditions on other properties, the road
grassed verge and/or the footpath by diverting flows or causing additional stormwater
ponding.
Response:
Duke Street provides the lawful point of discharge for the site. There are no site constraints that will
prevent the implementation of an appropriate stormwater management plan for the site, with the
design providing for adequate area outside of the building footprint for any necessary detention. The
requirement for a stormwater management plan can be conditioned and provided as part of a
subsequent operational works application.
The Information and Referral Stage of IDAS has now concluded and the application is now in the
Decision Stage.
