2 Emerald Planning Report
Overall, it is considered that this proposed development is consistent with the planning
scheme’s intent for the District Centre zoning, on the following basis:
• The proposal provides for a variety of uses, activities and employment to serve
a district of the Noosa Shire. Intended uses are compatible with the centre’s
role and function.
• The proposal complements and does not undermine, the role and function of
other nearby businesses.
• Development will contribute to the economic activity and vibrancy of the
business centre.
• The proposal reflects a form, bulk and scale that is in keeping with that
intended for the area. It is complimentary / compatible with adjoining buildings
and adds to the pleasant community feel.
• The proposal has a high level of architectural merit and contributes positively to
the activation of Emerald Street and the character of the centre.
• The proposed street awning and recessed landscaped shopfront improves
accessibility for pedestrians.
• The proposal considers and avoids adverse impacts on the amenity of
surrounding premises.
• Development is supported by current infrastructure and does not compromise
the future provision of planned infrastructure.
This development proposal is a well-considered response to the benefits and
constraints of the site and will add to the diversity of development permitted within the
zone. We also rely on general compliance with other aspects of the planning codes to
further support the proposal. Full details of the development can be ascertained by
examination of the proposal plans, existing conditions and site details included with this
document.
