Planning Report
• Drainage infrastructure for the proposed development will increase the rainwater detention tank. The
proposal will include a stormwater quality treatment for the site which consists of three (3) rainwater
tanks. Further details are provided in Section 2.4.4 and the Integrated Water Management Plan in
Appendix J;
• The main sewer connection point is via a 150mm diameter PVC-U gravity main located on the midway of
Hofmann Drive; and
• The water supply for the development will be connected through the main access midway off Hofmann
Drive via 150mm diameter PVC-O water main.
2.4.4. Integrated Water Management Plan
The following key outcomes are identified in the Integrated Water Management Plan prepared by Cardno in
Appendix J.
• The legal point of discharge for flows is directed to approximately 150m from the southern boundary on
Lot 5 on SP222982. The site will drain south along the eastern boundary of the site towards a gully
before discharging through a drainage easement;
• Three rainwater tanks will be located within the site as shown in below Figure 10. This will provide
suitable stormwater quality treatment for the site;
• The development area will be divided into three smaller catchments based on the stormwater flow paths.
The MUSIC model results satisfy the water quality objectives have been satisfied for all pollutants;
• Overall, the development can be undertaken in accordance with the current Sunshine Coast Regional
Council guidelines, QUDM, Healthy Waterways Guidelines and Best Management practices.

Further detailed modelling of the stormwater detention requirements will be necessary during the Operational
Works stage.
