6.3.1. Building 3 The parapet entry statements on proposed building 3 are located to clearly identify the anchor tenants and assist in wayfinding internal to the site. From the southern access entrance point at Building 1 to Building 3 is some 200 metres with sightlines interrupted by building 2. Figure 24 – Parapet entry statements to assist with wayfinding and sightlines Source: Buchan The northern parapets to Tenancy T02 will be visible from the main pedestrian entry off Hofmann Drive, and for passing traffic at the first internal roundabout. As shown in the Landscape plan (Appendix G), from Eenie Creek Road these will only be partially visible in the early years of the development but with maturing vegetation will offer only interrupted glimpses of the structures. To be clear, no advertising devices are proposed facing Eenie Creek Road, and this is supported as a reasonable condition of approval. The remaining parapet on Building 3 offers a clear sightline east-west for pedestrians entering the site from Hofmann Drive and assists vehicles enter the site from the eastern roundabout. Except for the north-east corner of Building 3 (at tenancy T02) and recognising the design intent for the 3- storey commercial podium on building 4, the bulk of these structures are largely only visible within the site boundaries, with only limited views from the Noosa Civic and Noosa Emporium back to the site.
