6.3.2. Building 4

Building 4 presents a departure from the current planning scheme in terms of building height and reflects the
high-level strategic urban design and character elements expressed in the Draft Plan via Planning Scheme
Policy 7 and expressed as ‘Gateway’ and a ‘Key corner’ in the Draft Character & Framework Plan map
(Figure 26). The draft New Noosa Plan indicates that additional height at the corner way may be appropriate
to reinforce this as a site-specific gateway and to achieve the wayfinding objective.
