The proposed Noosa Marketplace is a sub-regional large format mixed use retail development and the
overall low-rise character is considered consistent with the visual bulk and scale of the adjoining land to the
east at Noosa Civic shopping centre and the industrial precinct to the south.
On the basis of the above, the proposed development achieves the following outcomes:
• The proposed building scale is consistent with the structures on the adjoining and nearby land within
the Shire Business Centre Zone;
• The proposed buildings will not unnecessarily dominate the streetscape on Hofmann Drive or Eenie
Creek Road and the series of buildings largely adjoin vegetated open space which screen and
effectively breaks up the buildings bulk and scale.
Although a portion of the proposed buildings exceed the maximum height allowable, the overall buildings are
considered appropriate for the site characteristics and the setting.
