RE:    Response to Further Advice MCU21/0156 – 89, 91 & 93 Eumundi Noosa Rd,
       Noosaville


Council issued an information request on 6 January 2022. The applicant provides the
following additional information in response to the items:

   1. Amend the plans to remove the large portico and provide additional
      landscaping in the setback.

Amended plans are provided with smaller portico set further back from road and more
landscaping

   2. Provide an amended design that entirely prevents overlooking into adjoining
      property.

Amended plans include screens to 2m height to ensure no overlooking, while still allowing
northern light onto the deck area. Further work has also been undertaken to demonstrate
there is no overlooking from the ground floor level with increased landscaping and levels
reduced.

   3. Provide amended plans which addresses all design requirements of the
      Medium Density residential zone code and Dual Occupancy and Multiple
      Dwelling Code.


Balustrading has been amended to allow lightweight design to street.

   4. Provided an amended landscape plan that complies with AO10.2 of the Dual
      Occupancy and Multiple Dwelling Code.

35% landscaping is provided and large trees are added near the carparking spaces or
conditioned for OPW approval.

   5. Provide amended plans that locate the bedrooms so as to comply with
      Acceptable Outcome AO5 of the Dual Occupancy and Multiple Dwelling
      Code.

Windows to bedrooms adjoining the shared driveway are more than 3m away and highline
windows finished with acoustic glass.

   6. Provide amended plans that extend the median strip.

Please find attached SCG’s response to the item extending the median.

   7. Provide a GFA calculation for each of the unit types on plan. Ensure the plot
      ratio is no greater than 0:5.1.

Amended plans are provided demonstrating compliance with the 0.5:1 plot ration
requirement.

A Waste Management Plan is included and describes the management of the onsite
waste. Further comment is also provided by SCG to confirm the manoeuvring of the waste
management vehicle.

    9. Provide amended plans that accurately depict fill levels (RL’s) for both
        existing and finished ground levels.
    10. Amend the development layout and drainage design so that a maintenance
        access ramp is provided from the internal driveway to the floor of the
        detention/bioretention basin.
    11. Provide an update to the SWMP which specifically examines the impact of
        the proposed increased discharge to Eumundi-Noosa Rd and shows that the
        roadway flow criteria of QUDM (Section 7.4) are still achieved in the road
        despite the increase. The analysis should be undertaken at the first side
        entry pit in the roadway.
    12. Provide an update to the SWMP which includes an allowance for climate
        change at year 2100 by incorporating a scenario for all results which is the
        1%AEP with rainfall intensities increased by 20%.
