LATE RFI Attachment 3 - Visual Impact Assessment

Visual Assessment Statement: Car Wash, and Food and Drink Outlet 34 Elm St., Cooroy, QLD
the service building, the fuelling hardstand area, and the car parking accentuate the presence
of the service station and dominates the visual character of the intersection and the Elm Street
frontage opposite the railway station.
25 While the limited vegetation along the frontage assists to buffer the footpath from the fuelling
hardstand, the service station’s appearance and dominant hardstand make no positive
contribution to the character and amenity of the streetscape.
26 The service station is adjoined along Diamond Lane to the east by an older single storey
commercial property and what appears to be an older high-set house. Both properties are
opposite the Site and extend through to the Diamond Street frontage where the buildings are
in proximity to the frontage and well setback behind a grassed open space from Diamond
Lane.
27 To the south, the Site is adjoined by Opal Street, which extends to the east- past the adjoining
bowls club at the rear of the Site and the residential properties at its eastern end (refer to
Figure 20 below).

28 Another service station is located on the southwest corner of the intersection of Elm Street
and Opal Street opposite the Site. The single storey service building and lower ‘flat’ roof
canopy over the fuelling area are less visual imposing than the service station on the corner
