“Adamson Town Planning, specialising in providing higher order town planning
 advice”

Introduction
The purpose of this report is to provide town planning advice for a development application for a
development permit for reconfiguring a lot for the creation of nineteen (19) relatively large allotments
plus new road, to allow for the future development of the Noosa Shire Business Centre (SBC). The
proposed size, layout and configuration of the land is generally consistent with the SBC Map under
the Noosa Plan 2006 (Noosa Plan). A copy of the proposal plan is provided as Attachment 1.

The applicant intends to reconfigure the land and make the site development ready in accordance
with the intentions under the Noosa Plan, providing for substantial business opportunities and
significant employment. The development is desirable given the subject land has remained
undeveloped for many years. This is despite the land being earmarked for development firstly under
the 1997 Strategic Plan and since the commencement of the Noosa Plan 2006 many years ago. The
proposed development will ultimately provide substantial community benefit for the Noosa area.

The application is being made is under the Planning Act 2016 and is to be assessed against the Noosa
Plan, the Planning Regulation 2017 and the State Planning Policy 2017. The application does not
include a material change of use component with subsequent development applications for
operational work being required for the provision of infrastructure and onsite works including clearing
and earthworks.
