Generally the landscape design has considered all of the performance outcomes of the landscaping code. Please find listed below our responses to the Landscape Code Table of Assessment 9.4.5.3; Amenity PO1 The landscape takes reference from the Sunshine Coast’s natural assets and aims to sit harmoniously within its surrounding environment. Planting palettes consist of native and endemic species and have dual sensory function of sight/smell and attracting local fauna. Hardscapes and forms are directly inspired from the surrounding natural assets that define Noosa’s sense of place. Design PO2 The site layout and landscape has been designed to soften the impact of the built form, minimises impervious surfaces and where practical retains existing vegetation. Street Trees PO3 and PO4 Trees within roads and Car Park areas have been either preserved or planted to maximise shade and to ensure the continuation of the existing streetscape character. Safety and Security PO5 The landscape has been designed to clearly define the boundaries between the public and private areas of the hotel while still allowing for passive surveillance. The clear delineation between pedestrian and vehicle circulation has also been considered in the design.

Energy Efficiency PO6 The landscape has been designed to provide effective micro climates and shade to all communal use areas. Stormwater and Natural Drainage PO7 and PO8 The landscape stormwater drainage will utilise rain gardens where possible and best practice WSUD as directed by the consultant engineer. We have reduced the amount of hard surfaces across the site to allow for groundwater recharge. Bank Erosion PO9 Existing vegetation has been retained on embankments and new vegetation is proposed to shore up embankments where retaining walls are not being used. Species Selection PO10 Generally Species have been selected to retain the existing native character of the Noosa area with the surrounding buffer areas having Supplemental planting which will contain 100% of less flammable plant species. A list of recommend ‘less flammable’ plant species is contained in Appendix III of Bushfire Hazard Assessment/Noosa Springs RFA17-040. The list has been derived from the Regional Ecosystem Technical Descriptions (Dept. of Science, Information Technology, Innovation and the Arts, 2012), for the Regional Ecosystem 12.2.5 or are ubiquitous in coastal vegetation communities. Car Parks PO11 Over flow Car parks have been designed to reduce the visual impact of hard stand areas by using turf which will also allow for the natural recharge of ground water and reduction of contaminated runoff. Services, Utilities and Infrastructure PO12 The design generally locates vegetation away from services, utilities and infrastructure. Lifestyle + Location
Guests are provided with a lush and attractive
landscape. Landscape zones takes on a slightly
different coastal landscape characteristic to
strengthen identity for each area.
Nature
The landscape takes refference from the Sunshine
Coast’s natural assets and aims to sit harmoniously
within its surrounding environment. Planting palettes
consist of native and endemic species and have dual
sensory function of sight/smell and attracing local
fauna. Hardscapes and forms are directly inspired
from the surrounding natural assets that define
Noosa’s sense of place.
SITE Oasis
Vegetation is used as both practical a landscape
buffer as well as in adding an outdoor space open
to use for guests. Whether on ground, podium
or vertical, green elements are incorporated to
improve both climate, ambiance and outlooks.
Hardscape and waterscapes will celebrate the
Oasis themewithin the design.
Scale
Appropriate landscape elements, including
vertical gardens, podium planters and buffer
planting to reduce scale and create a human-
scaled environment.

Queensland Government Department
of Natural Resources, Mines and Energy.

Pool Zone
The Pool Zone will feature lush
