               3.1. Instruments for Statutory Assessment
               Under the Planning Act 2016 the application must be assessed against each of the following
               statutory planning instruments to the extent they are relevant to the development:
               •       State Planning Policy;
               •       South East Queensland Regional Plan;
               •       Planning Regulation 2017; and

               3.2. Noosa Plan 2020
               The following codes from the Noosa Plan 2020 are applicable to this development:
               •       Low Density Housing Zone Code;
               The application has been found to generally comply with all applicable statutory instruments. The
               pertinent issues arising out of the assessment are discussed below:
               The site recently cleared of the previous dwelling, associated structures and vegetation has a
               single street frontage, Shearwater Street. The proposal is for the instatement of a new vehicle
               crossover replacing a pre-existing decommissioned crossover. The proposed vehicle crossover is
               intended to facilitate access to a future dwelling that does not from part of this application.
               The plan submitted as part of the application material is deemed to sufficiently detail the extent of
               work and engineering considers that the proposed vehicle crossover is consistent with existing
               crossovers in Shearwater Street, Peregian Beach.
               4.      CONSULTATION
               4.1. Referral Agencies

               does not raise any significant issues that cannot be addressed by reasonable and relevant
               conditions. The application is therefore recommended for approval.
